Port Pirie Riverbank Precinct Renewal - Development Opportunity

Port Pirie Regional Council is embarking on an exciting, multi staged renewal of the Port Pirie Riverbank Precinct. This builds on the $2.1m upgrade of the boat ramp precinct in 2016 and the current investment of $2.6m at the Solomontown Beach Precinct.

As part of this transformation, Council has identified two Council owned waterfront opportunities that are development ready.

Mayor Stephens said that Council has reached agreement with the Royal Port Pirie Yacht Club and also the Port Pirie Rowing Club to offer the general area occupied by the Clubs for potential development, conditioned that there will also be facilities provided for the two Clubs. The other site is the land fronting Beach Road that was most recently used for accommodation during the Nyrstar transformation project.

Council is seeking development partners to realise the vision for these two significant and strategic land holdings via an Expressions of Interest process to support the long-term growth of the tourism economy in Port Pirie.

Mayor Stephens said that Council considered that given the influx of visitors and tourists in recent years and the other developments being considered in Port Pirie and the Upper Spencer Gulf, the time was right to offer these opportunities to the market as Port Pirie continues to redefine its future.

Opportunity One: Tourist Accommodation and Amenities

Address: Lot 1 Spencer Highway, Solomontown SA 5540

Site Area: ~3.04 ha.

Target Development Outcomes: Tourist accommodation and associated amenities. Leverage high

quality riverfront amenity with exceptional outlook to Southern Flinders Rangers and Port Pirie River.

Opportunity Two: The Royal Port Pirie Yacht Club

Address: 61 Main Road, Solomontown SA 5540

Site Area: ~ 1,000 sqm

Target Development Outcomes: Redevelopment of prime waterfront sites incorporating new facilities

for the Royal Port Pirie Yacht Club and Rowing Club. Complementary hospitality focused retail (dining,

entertainment and event offerings) and opportunity for short-term tourist accommodation.

The prime waterfront landholding benefits from direct marina frontage and breathtaking panoramic views of the Southern Flinders Ranges.

The partnering development opportunities are available via long-term ground leases.

Mayor Stephens advised that Council had appointed the Alinea Group, property development specialists, to assist Council in the Expression of Interest process and all enquiries should be directed to Alinea.
